California group buys Colorado Springs office building for $3.2 million

A California group paid $3.2 million in June for a 23,199-square-foot office building at 630 Southpointe Court on Colorado Springs’ south side. It’s the first Colorado acquisition for Four Small Fries, a limited liability company out of Chico, Calif. The Denver office of national real estate firm Sperry Van Ness — including brokers Troy Meyer, Dean Corey and Kevin Matthews — represented the building’s seller, BK-630 LLC of Colorado Springs.

The office building, just south of Lake Street and east of The Broadmoor hotel, was 95 percent occupied at the time of the sale. Its tenants include Maxim Healthcare Services, the BiggsKofford accounting firm and LPL Financial. The building, constructed in 1987, is considered Class A or top of the line because of its location and amenities.
